Set Up Your RV on Site
Place your camper or RV on one of our available pads. You choose the site type — Standard or Premium Waterfront. Pay your monthly site rent and security deposit to get started.
Set Your Own Rates
You decide what guests pay per night or per week. You keep 100% of your rental income — we don't take a cut. Your only obligation is the monthly site rent.
We Handle Cleaning
Our onsite cleaning team is available to turn over your unit between guests. You can also use your own cleaner. Either way, your RV stays guest-ready.
Earn on Your Schedule
Rent it out as often or as little as you like. Month-to-month agreement means no long-term commitment. Use it yourself when you want — just coordinate with your bookings.

RV Hosting Policy
The following terms apply to all RV owners who place their unit at Down By The Bay RV Resort for short-term rental purposes.
Monthly Site Rent
Owners pay the standard monthly site rate: $500/month for a Standard RV Pad or $600/month for a Premium Waterfront Pad. Rent is due on the 1st of each month. A $25 late fee applies after the 5th.
Security Deposit
A refundable security deposit equal to 50% of one month's rent is required before move-in ($250 for Standard, $300 for Premium Waterfront). The deposit is returned upon vacating the site in good standing with no outstanding balances.
Agreement Term
All hosting agreements are month-to-month. No long-term commitment is required. Owners wishing to vacate must provide 30 days written notice before their next billing date.
Rental Income
Owners set their own nightly and weekly rates and collect 100% of guest rental income. Down By The Bay RV Resort does not take a commission or percentage of rental proceeds.
Cleaning & Turnover
Owners are responsible for ensuring their RV is clean and guest-ready between stays. Our onsite cleaning team is available for hire at an additional fee. Owners may also use their own cleaning service. Cleaning standards must meet park guidelines.
Guest Conduct
All guests staying in owner-hosted RVs are subject to Down By The Bay RV Resort's standard guest rules, including quiet hours (10 PM – 8 AM), pet policies, and vehicle limits. Owners are responsible for communicating park rules to their guests.
Damage & Liability
Owners are responsible for any damage caused by their guests to the RV or the site. Down By The Bay RV Resort is not liable for damage to owner property or guest belongings. Owners are encouraged to collect a guest damage deposit and carry appropriate insurance.
Site Condition & Park Rules
The owner/tenant is solely responsible for keeping their pad clean, orderly, and free of debris at all times. This includes the area immediately surrounding the RV, any outdoor furniture, and any equipment stored on the site. The owner/tenant is also responsible for following all Down By The Bay RV Resort park rules — including quiet hours, pet policies, vehicle limits, and guest conduct standards — and for ensuring their guests comply as well. Management reserves the right to issue a written notice of non-compliance. If the issue is not resolved within 7 days, management may terminate the hosting agreement.
Utilities
Water, trash, and WiFi are included in the monthly site rent. Electric is metered and billed separately at $0.17 per kilowatt-hour based on actual usage.
Termination
Either party may terminate the month-to-month agreement with 30 days written notice. Management may terminate immediately for violation of park rules, non-payment, or conduct that disrupts other guests.
This policy is subject to change. Down By The Bay RV Resort reserves the right to update these terms with 30 days written notice to active hosting owners.
